FAQ's


What is registration?

Registration is a process for providing key information including confirmation that working, audible fire and carbon monoxide alarms are installed within a property. The property will then be listed on the Blue Watch website as 'registered'.


What is self-assessment?

Self-assessment is a self completed fire risk assessment that covers not only fire risks but also considers precautions taken to protect against the risk of carbon monoxide poisoning.

 

What is inspection?

Blue Watch can carry out fire risk assessments in a range of property types to suit your needs.


How secure are my card details?

BlueWatch uses the SSL (Secure Socket Layer) industry standard, the highest level of security available today for web-secured applications and payments


What happens at the inspection visit?

Blue Watch will need access to the relevant areas of the property to check that appropriate safety precautions are in place. The landlord will also have to provide all supporting information and documents during the visit (landlords will be made aware of what documented evidence is required for the inspection visit within the communication they will receive from Blue Watch). Blue Watch will only be able to note and account for safety products and associated information that is easily visible /legible and brought to their attention during the visit. After a successful inspection, the safety measures and documented evidence available will generate a report for the property. The property and a certificate will be published on the Blue Watch website shortly after the inspection visit. Details of the property will also be updated on the website.


How long will this take?

This depends on the size of the property, but for a standard 2 bed single family house, it can take from 30-60 minutes.


Do I need to be present at the visit?

The landlord or approprate representative (over 18) should be present at the inspection.


Will I have to pay for this?

The services that the landlord chooses are payable by him/her. However anyone can purchase safety products from our online shop: www.bluewatch.co.uk


If the property I live in fails the inspection what will happen?

The completed inspection will show where the failings have occurred and hence highlight the areas that require resolution. The Landlord will be presented with this information and will then be presented with 2 options: they may be able to remedy the issues causing the failure and request another visit OR if it is due to a mandatory requirements failure, they would be removed from the Blue Watch register and the relevant enforcement authorities would be informed.


Can I as the tenant be present for the validation if my landlord is not available?

This will be acceptable but only if all appropriate documentation is evident for the validation.


What can I do as a tenant to protect me and my family from carbon monoxide and fire dangers?

The Blue Watch website has lots of useful advice to help reduce the risks of fire and carbon monoxide. The website also offers a range of safety products to help make properties safer. Just visit www.bluewatch.co.uk


What is am HMO?

HMO is short for a House in Multiple Occupation. It is a property rented out by at least 3 people who are not from the one 'household', e.g. a family, but share facilities like the bathroom and kitchen. It's sometimes called a 'house share'. There is a requirement for some HMO's to be licensed. A landlord must have a licence for an HMO if it is: i) Rented to 5 or more people who form more than 1 household or ii) At least 3 storeys high.Even if a property is smaller and rented to less people, it may still need a licence depending on the area. Check with your Local Authority. Restrictions - A licence is valid for a maximum of 5 years.



 



 


Where is the BlueWatch service available?

The service is available in England, Scotland and Wales.


How long does a self-assessment last?

The self-assessment status lasts for 12 months.


How long does an inspection last for?

An inspection lasts for 12 months.


Can you send me an application form in the post?

No sorry, it's an online service only.



 


Do I need to meet any criteria to register a property with BlueWatch?

Yes, you do. As a minimum, a property needs to have working audible smoke and CO detection equipment in place and meet any legal requirements for its type and use.


What happens after I have registered and self-declared a property?

Once a Property has been Self-Declared it will appear on our website and can retain that status for 12 months. Only when a Validation Visit has been successfully completed will the Property be published as Blue Watch Validated with a Property Safety Rating applied.


How can I register a large number of properties?

When will my validation take place?

Once you request your validation, we will contact you within 5 working days to arrange the visit. We aim to carry out the visit within 10 working days from then.


I am a letting agent, can I register a landlord's properties?

Yes - letting agents need to obtain permission from the landlord first to be able to self-declare the properties.
